In the context of commercial real estate and mortgages, At Grade refers to a structure, entrance, or floor level that is positioned at the same elevation as the surrounding ground or street level. Unlike spaces that are below grade (basements) or above grade (upper stories), at-grade areas are characterized by their direct, level access from the sidewalk or parking lot without the need for stairs, ramps, or elevators to bridge a change in elevation.

Lenders and underwriters pay close attention to the amount of at-grade square footage within a property because it directly impacts the asset's valuation, risk profile, and income-generating potential. This is particularly true for retail and mixed-use developments where "street presence" is a primary driver of tenant success.

The following factors highlight why the "at grade" status is critical in a commercial mortgage assessment:

  • Accessibility and ADA Compliance: At-grade entrances are inherently more accessible to the general public. For commercial mortgage lenders, this reduces the risk of non-compliance with the Americans with Disabilities Act (ADA), which can lead to legal liabilities and costly retrofitting.
  • Tenant Demand and Rental Rates: Retail tenants typically pay significantly higher rent for at-grade space compared to basement or second-story units. This is due to increased visibility and the ease with which customers can enter the shop. A property with a high percentage of at-grade space provides a more robust Debt Service Coverage Ratio (DSCR).
  • Pedestrian Foot Traffic: At-grade positioning maximizes "window shopping" and spontaneous consumer entry. Lenders view this as a stabilizing factor for the property’s cash flow, as it increases the likelihood of long-term tenant retention.
  • Loading and Logistics: For industrial or warehouse properties, at-grade loading (using "drive-in" doors) allows vehicles to drive directly into the building. While dock-high doors are often preferred for heavy freight, at-grade access is essential for various light industrial and flex-space uses.

Valuation Impact

When an appraiser evaluates a property for a commercial mortgage, they often apply different cap rates or price-per-square-foot metrics to at-grade levels versus other levels. In dense urban environments, the at-grade portion of a building may account for a disproportionately large percentage of the total property value, even if it represents a small fraction of the total square footage. Lenders favor at-grade assets because they are considered more "liquid"—meaning they are easier to lease or sell in a variety of economic conditions.

Furthermore, from a construction and engineering standpoint, at-grade slabs are generally less expensive to maintain than elevated decks or subterranean structures, which can be prone to moisture infiltration and structural stress. This lower long-term Capital Expenditure (CapEx) requirement makes the mortgage loan more attractive to conservative lenders.
