Class A assets are defined by several distinct factors that make them highly desirable for both investors and lenders:

  • Prime Location: These properties are situated in the most sought-after areas, such as a city’s Central Business District (CBD) or high-end suburban hubs with excellent accessibility and visibility.
  • Superior Construction: Class A buildings feature high-quality infrastructure, state-of-the-art HVAC systems, modern elevators, and high-end finishes. They often include sustainable or "green" building certifications like LEED.
  • Amenity-Rich: For office spaces, this might include on-site fitness centers, gourmet dining, and secure parking. For multifamily assets, it includes resort-style pools, smart-home technology, and concierge services.
  • High Occupancy and Credit Tenants: These properties typically maintain high occupancy rates. The tenant base often consists of credit tenants—large, well-capitalized corporations or high-earning individuals with a low risk of default.
  • Professional Management: Class A properties are almost exclusively managed by large, reputable property management firms that ensure the asset remains in peak condition.

Class A in Respect to Commercial Mortgages

For lenders, a Class A designation significantly influences the underwriting process and the terms of the commercial mortgage. Because these assets are viewed as low-risk investments, they offer several advantages for borrowers:

Competitive Interest Rates: Because the risk of vacancy or structural failure is low, lenders offer their most aggressive (lowest) interest rates for Class A properties. These loans are often sought after by life insurance companies, pension funds, and CMBS (Commercial Mortgage-Backed Securities) lenders.

Favorable Loan-to-Value (LTV) Ratios: Lenders are often more comfortable providing higher leverage on Class A assets because the underlying collateral is highly liquid and holds its value well even during economic downturns.

Longer Amortization Periods: Given the longevity and physical durability of Class A structures, lenders may offer extended amortization schedules, which can improve the borrower’s monthly cash flow.

Capital Stability: In the eyes of a mortgage underwriter, Class A assets provide the most stable Net Operating Income (NOI). This stability makes it easier for the borrower to meet Debt Service Coverage Ratio (DSCR) requirements, often leading to faster loan approvals and smoother closing processes.
