Key aspects of the Tenant Name in commercial lending include:

  • Legal Entity vs. DBA: Lenders distinguish between the "Doing Business As" (DBA) name and the actual legal entity. For example, while a storefront may say "Joe's Coffee," the legal Tenant Name on the lease might be "Caffeine Holdings, LLC." Lenders require the legal name to perform background checks and UCC searches.
  • Credit Rating: If the Tenant Name belongs to a publicly traded corporation (e.g., Walmart, Walgreens, or JPMorgan Chase), it is considered an "Investment Grade" tenant. This significantly reduces the perceived risk for the lender, often resulting in more favorable mortgage terms and lower interest rates.
  • Lease Guaranty: In many cases, the Tenant Name listed on the lease is a subsidiary company with limited assets. Lenders will look to see if a parent company or an individual has provided a guaranty, effectively putting a stronger "name" behind the financial obligation.
